Allens West Development – Post‑Consultation Q&A Summary

Following our public consultation on Thursday 10 September 2026, we have summarised the most common questions raised by residents—both at the event and online—and provided clear answers below. This Q&A will remain available on our website and social channels so everyone can stay informed as the project develops.

  1. How many spectators do you expect on matchdays?

Our current attendances are modest. Although we hope numbers will grow now that the club is returning home, we do not expect 200 spectators every game, even though the ground will be built to Step 5 standards. Average attendance is expected to be around 150–200, depending on opposition, weather and time of year.

  1. How will parking be managed?

Parking was one of the most common concerns raised. Our approach includes:

  • 100  on‑site parking spaces, including accessible bays
  • Dedicated operational parking for players, officials and volunteers
  • Temporary matchday signage and stewards managing arrivals and departures
  • Clear messaging to discourage parking on residential streets
  • Promotion of walking, cycling, rail and bus travel
  • Establishment of park and walk parking locations

We are committed to ensuring matchdays do not create parking problems for nearby estates.

  1. Will the entrance to the site be changed or widened?

Access to the site is part of the wider development plan. We are reviewing:

  • Entrance width
  • Traffic flow
  • Pedestrian safety
  • Matchday management
  • The impact of the level crossing

A “No Right Turn” advisory system will be used on matchdays to reduce congestion and queueing.

  1. What are the expected match and training times?

The site will not be used every evening.

Typical first‑team usage:

  • Saturday fixtures: 3pm kick‑off (19 games)
  • Midweek fixtures (typically Tuesday): 7.30pm kick‑off (14 games)
  • Midweek fixtures (Friday evening) –(1 game)
  • Training: limited, Typically Saturday AM and Tuesday / Thursday June to July. During  winter teams train off‑site on astro pitches

Reserve Team Usage

Saturday Fixtures 2pm Kick off (20 games).  We will look at options for which pitch is used by the reserve team

Community use, junior football and school use will be scheduled carefully to avoid over‑use and minimise impact on neighbours.

  1. Will noise be managed?

Yes. Our Noise Management Plan includes:

  • Reduced PA volume for evening fixtures
  • Signage and communication to ban foul and abusive language
  • No drums, horns or amplified devices
  • Steward monitoring around the perimeter
  • Clear matchday timings
  • Neighbour notifications for fixtures and larger crowds

We are committed to being a considerate neighbour.

  1. Will residents who back onto the site still have access?

We know this is important to several households. We are reviewing existing access arrangements and will work with affected residents to ensure any future solution is:

  • Safe for site users, particularly school children and young people using the site during the school day
  • Practical
  • Compatible with site operations

This will be discussed further as plans progress.

  1. Can dog walking continue around the perimeter?

We understand the fields have been used responsibly for many years and are valued as a safe walking area. We are exploring options for managed, safe public access outside matchdays, but this must be balanced with:

  • Safety
  • Site security
  • School use
  • Matchday operations

This remains an active discussion with residents.

  1. Will the running track be open to the public?

Yes—in the longer term. Our immediate priority is preparing the site for competitive football. Future phases will focus on:

  • Regenerating the running track
  • Improving drainage
  • Exploring community access for running, walking and wellbeing activities

We want Allens West to become a genuine community asset.

  1. 9. What happens next?

Over the coming months we will:

  • Refine the site layout
  • Finalise access and parking plans
  • Develop noise and lighting mitigation
  • Continue discussions with residents
  • Prepare the planning application for Stockton Borough Council
